16:15 about here they start talking about habits and Jay recommends a book about great habits and waking up earlier. One of the best podcasts was promoting The Miracle Morning by Hal Elrod and it changed my life: 3:30 alarm every morning!

I really think buying a duplex and living in one side makes is a good investment. You need to have in mine a good renter that would pay the rent and keep your property in good shape.

How long does it take to pay off these investment properties. Jay mentions that he wishes he continually bought duplexes every 18 months. Does that mean he wishes he lived in one for 18 months and paid the mortgage then once it was free of debt he moved into another one to do the same thing?

who tf are these people who quit their jobs to travel? have they never heard of unpaid leave of absence (loa)?

+knpstrr​​​ I guess it depends on the country. In Canada one can ask for unpaid loa for up to a year & still have your job to return to. Rather your employer approves your request is another thing. So you're better off stating another reason ​other than travel, like school/upgrading skills or something.
